If you’ve been following national real estate headlines lately, you’ve probably seen everything from “housing crash incoming” to “buyers are flooding back.” The truth? Real estate is incredibly local — and what’s happening nationally doesn’t always reflect what’s happening here in Columbia and surrounding mid-Missouri communities.
Here’s what we’re actually seeing in Summer 2026.
The inventory is still tight across much of the state, especially in desirable price ranges and established neighborhoods. While there are more homes available than we saw during the peak frenzy of 2021-2022, there still aren’t enough quality listings to fully meet buyer demand. Homes that are updated, properly priced and move-in ready are continuing to attract strong attention.
At the same time, buyers are more selective. Higher interest rates over the last couple of years have changed how people shop. Buyers are looking carefully at monthly payments, condition and overall value. That means overpriced homes are sitting longer, while realistic, well-prepared listings are still moving quickly.
Another trend we’re seeing locally: many homeowners are staying put because they locked in historically low interest rates years ago. That has continued to limit the number of homes coming onto the market, which keeps inventory tighter than many people realize.
So what does this mean for YOU?
For Buyers:
The good news is you likely have more negotiating room than you did a few years ago. The bad news? The best homes still move fast. Being pre-approved, prepared and realistic about your budget is more important than ever.
For Sellers:
You may not get 15 offers in one weekend anymore — but properly priced homes in good condition are absolutely still selling. Buyers are simply more value-conscious now, which makes preparation and pricing strategy critical.
The biggest takeaway? Don’t let national headlines make decisions for you. Real estate in Columbia and mid Missouri continues to operate on its own local dynamics and having an experienced local expert matters more than ever.
