Online home estimates can be fun to look at — but they don’t always tell the full story. 

Many homeowners check Zillow or other online valuation sites and assume the number they see is exactly what their home would sell for. In reality, automated estimates are often missing critical local details that dramatically affect value. 

Here in Columbia and surrounding mid-Missouri communities, we regularly see online estimates come in too high, too low or simply inaccurate because algorithms can’t fully evaluate all the variables. 

 

For example, two homes may appear nearly identical online — same square footage, same number of bedrooms, same neighborhood. But if one has an updated kitchen, better curb appeal and backs up to green space while the other needs cosmetic work and backs to a busy road, the true market value could be dramatically different. 

Another thing online estimates can’t always measure? Buyer emotion. 

In today’s market, buyers are often willing to pay more for homes that feel move-in ready, bright, clean and well-maintained. Presentation impacts more than many algorithms can calculate. 

That’s why local pricing expertise still matters.
